1 (1) The site is located outside the Limits to Development as identified within the Redcar and Cleveland Local Development Framework and is therefore contrary to Policy DP1 of the Development Policies DPD adopted July 2007.
2 (2) The site is within a Green Wedge which if approved would significantly reduce the effectiveness of separating the residential area from heavy industry and therefore conflict with Policy CS23 of the Development Policies DPD adopted July 2007.
3 (3) This propsal may undermine the viability of the Borough's commitment to development at Low Grange Farm and the wider regeneration of Greater Eston and therefore is contrary to Policy CS3 of the Core Strategy DPD adopted July 2007.
