| 5 | (5) The proposed use hereby approved, shall only operate between the hours of 10:00 hrs and 23:00hrs on any day, unless otherwise approved in writing by the Local Planning Authority. REASON: In the interests of amenity. |
| 6 | (6) Any external lighting installed at the site shall be arranged so as not to shine directly towards any dwelling and shall be shielded to prevent light spillage beyond the property boundary. REASON: In the interests of amenity. |
| 7 | (7) Notwithstanding the details shown on the approved drawings, no development shall commence until revised drawings showing the location of the proposed toilet block and smoking shelter area have been submitted to and approved in writing by the Local Planning Authority, and the development shall be completed in accordance with the approved details. The submitted details shall be in line with the information contained in the fax received on 5th September 2008. REASON: In order to ensure noise is adequately contained at the site in the interests of residential amenity. |
| 8 | INFORMATIVE: The applicant is reminded that it is the responsibility of anybody carrying out building work to ensure that mud, debris or other deleterious material is not deposited from the site onto the highway and, if it is, it shall be cleared by that person. |

| 11 | REASON FOR DECISION: The site is within an area identified for industrial/warehousing purposes.
