# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials.
3 (3) A method statement for the stoneworks and roofing works shall be submitted and approved by the local planning authority prior to the commencement of development. REASON: To protect the character of the listed building.
4 REASON FOR DECISION: The proposed development will preserve the special character and setting of this Listed Building. The proposal therefore complies with Policies CS25 and DP10 of the Council’s Development Plan.
5 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS1, CS2, CS20, DP1, DP2, DP3, DP9 and DP10 and Supplementary Planning Guidance Appendix 10 of the Redcar and Cleveland Local Plan.
6 INFORMATIVE: If further demolition is required to satisfy building regulations than that shown on the submitted plans, a further application will be required. REASON: In the interest of protecting the special character and appearance of the listed building.
