1 REASON FOR DECISION: The proposed hot food takeaway use, by virtue of the activities associated with it, would be likely to cause unacceptable levels of nuisance and disturbance to nearby residential occupiers to the detriment of the amenities they may reasonably expect to enjoy. The proposal would therefore be contrary to Policy SH7 of the Redcar and Cleveland Local Plan and Policies DP3 and CS18 of the Local Development Framework 2007.
