As this is a householder application, in the event of an appeal against a refusal of planning permission, which is to be dealt with on the basis of written representations, any representations made about this application will be sent to the Secretary of State, and there will be no further opportunity to comment at appeal stage.

| 4 | (4) The landscaping shall be carried out in accordance with the applicants letter dated 17.06.08 in the first planting season following the completion of the development and any plants which within a period of three years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality. |

| 6 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area post screening/ landscaping. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council’s adopted Development Plan. This decision is established on the temporary basis of the development. |
