| 7 | REASON FOR DECISION: The proposed development is within the ‘Late Opening Zone’ as identified on the Proposals Map where such uses are permitted subject to certain criteria outlined in Policy SH8 of the Redcar and Cleveland Local Plan 1999 (7). It is considered that due to the position of the building amongst commercial properties and the nature of the alterations proposed that it would not create conditions prejudicial to the character or appearance of the area, amenity generally, highway safety or create conditions prejudicial to crime prevention aims. It is considered therefore that the proposal meets the aims of both the Local Plan 1999 and the Local Development Framework 2007. |
| 8 | INFORMATIVE: This approval relates to the ground floor of the premises only and the developer is advised to consider the future of the first floor of the premises and submit a planning application in order to bring it back to a beneficial use as soon as possible. Advice as to the suitability of uses at these premises may be obtained from Planning Services. |
