| 3 | (3) Within 4 weeks of the date of this decision a sign shall be erected in a prominent position within the café premises in accordacne with details that shall have been submitted to, and approved in writing by, the Local Planning Authority, to advise customers that parking restrictions are in place on the highway immediately outside the site, and the sign shall be retained thereafter to the satisfaction of the Local Planning Authority. REASON: In the interests of highways safety. |
| 4 | (4) Within 8 weeks of the date of this decision, details to ensure safe storage and disposal of waste within the site shall be submitted to the Local Planning Authority for approval and appropriate waste storage shall be implemented on site in accordance with the approved details and thereafter retained. REASON: In the interests of amenity. |

| 6 | REASON FOR DECISION: The proposed development is considered to be appropriate within this existing commercial centre. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Development Plan. |
