| 1 | (1) It is considered that the size, design and massing of the proposed extension would create an over dominant and visually oppressive feature which would be detrimental to both the appearance of the building and the street scene as a whole and is therefore contrary to the aims and objectives of the Council’s adopted development plan. |
| 2 | (2) The proposed development would result in a hipped roof being formed at first floor level at one end of the property, with a gable-ended roof at first floor at the other end of the property. It is considered this would visually unbalance the property and would create a visually incongruous feature, which would be detrimental to the appearance of both the house and the street scene as a whole; as such the proposal is considered to be contrary to the aims and objectives of the Council’s adopted development plan. |
| 3 | NOTE: The following development plan policies were relevant to this decision:- Local Development Framework Policy CS20, DP2 and DP3 and Supplementary Planning Guidance Appendix 10 of the Redcar and Cleveland Local Plan. |
