# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 5 February 2008. REASON: For the avoidance of doubt.
3 (3) The car parking identified on the approved plans shall always be made available for that purpose. REASON: To ensure adequate on site car parking provision maintained
4 (4) Before the development commences details shall be submitted to and approved in writing by the local planning authority for a contractors car park and compound within the site boundary for the duration of the works. REASON: In the interests of highway safety.
5 (5) Before the development commences details shall be submitted to and approved in writing by the local planning authority for proposals to prevent mud/debris from being deposited on the highway for the duration of the construction period. REASON: In the interests of highway safety.
6 (6) Before the development commences details shall be submitted to and approved in writing by the local planning authority indicating a traffic management plan during the construction phase of the works including site access. REASON: In the interests of highway safety.
7 REASON FOR DECISION: The site is within the limits to development as set out in the Council’s Development Plan. The layout and design are acceptable and accords with the supplementary planning guidance. The development respects the amenity and character of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Council’s adopted Development Plan.
8 NOTE: The following Development Plan Policies were relevant to this decision: Local Development Framework Policies DP2, DP3, CS1, CS5, CS18, CS20 and Supplementary Planning Guidance Appendix 10 of the Redcar and Cleveland Local Plan 1999.
