| 4 | (4) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality. |

| 6 | NOTE: The following development plan policies were relevant to this decision:- Local Development Framework policy CS2, CS20, DP2, DP3 and Supplementary Planning Guidance Appendix 10 of the Redcar and Cleveland Local Plan 1999. |
| 7 | REASON FOR DECISION: The proposed access due to its location would be unlikely to prejudice the character or appearance of the area, residential amenity or highway safety. Further the development would be unlikely to create conditions prejudical to crime. The proposal therefore accords with aims CS2, CS20, DP2 and DP3 of the Redcar and Cleveland Local Development Framework 2007. |
