| 6 | (6) The developer shall give 2 weeks notice in writing of the commencement of development to Tees Archaeology, Sir William Gray House, Clarence Road, Hartlepool, TS24 8BT (tel. 01425 523 458) and shall afford access at all reasonable times to Tees Archaeology and shall allow Tees Archaeology to observe the excavations and record items of interest and finds. Reason: The site is of archaeological interest. |
| 7 | (7) No development shall take place until full details of a landscaping scheme have been submitted to and approved in writing by the local planning authority. These details shall include planting plans; written specifications (including cultivation and other operations associated with tree and plant establishment); schedules of plants and trees, noting species, sizes and proposed numbers/densities; and an implementation programme. The development shall be implemented in accordance with the approved landscaping details. Reason: To reserve the rights of the Local Planning Authority with regard to these matters. |
| 8 | (8) If within a period of 5 years from the date of planting of any tree or plant in accordance with the landscaping scheme under condition (7) above, that tree or plant, or any planted in replacement for it, is removed, uprooted or destroyed or dies, or becomes, in the opinion of the local planning authority, seriously damaged or defective, another tree or plant of the same species and size as that originally planted shall be planted at the same place, unless the local planning authority gives its written consent to any variation. Reason: To reserve the rights of the Local Planning Authority with regard to these matters. |
| 9 | REASON FOR DECISION: It is considered that the proposed development is necessary in this location due to operational reasons, and that it will not cause harm to the amenities of local residents, or adversely affect the character and appearance of the surrounding area. The proposal accords with the Councils Adopted Development Plan. |
