| 1 | (1) The development hereby permitted shall be begun not later than the expiration of two years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter to be approved. REASON: Required to be imposed pursuant to Section 92 of the Planning & Compulsory Purchase Act 2004. |
| 2 | (2) Approval of the details of the layout, scale, appearance of the buildings and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority before the expiration of three years from the date of this permission. REASON: To reserve the rights of the Local Planning Authority with regard to these matters. |
| 3 | (3) Development shall not begin until details of a visibilty splay of 2.4m x 43m to be provided at the entrance to the site is submitted to and approved by the Local Planning Authority and thereafter maintained as such. REASON: In the interests of highway safety. |
| 4 | (5) The holiday chalets hereby approved shall not be used for residential purposes other than holiday letting purposes. For the purpose of this condition holiday letting means letting to the same person, group of persons or family for period(s) not exceeding a total of 28 days in any one calendar year. REASON: The site is in a location where new residential development would be contrary to the policies within the Councils Local Development Framework. |
| 5 | (4) A photographic record of all surviving historic interior interest features within the former Mine Store and its immediate surroundings is to be made and copies submitted to the local planning authority prior to the commencement of the approved works. REASON: To safeguard evidence of the history and development of the building and to facilitate its interpretation to the public thereby enhancing its historic interest. |
| 6 | (6) The former mine building shall only be occupied by a person and their family who is employed as warden for the associated chalet development. REASON: The site is in a location where new residential development would be contrary to the policies within the Councils Local Development Framework. |
| 7 | (7) This permission does not include the provision of a football pitch. REASON: For the avoidance of doubt. |
| 8 | REASON FOR DECISION: The proposed development will serve to promote tourism and will not have an adverse impact on the character and amenity of the area.The proposal therefore accords with the Councils adopted Development Plan. |
| 9 | NOTE: The following Development Plan Policies were relevant to this decision: Local Development Framework Policies DP1, DP2, DP3, DP8, DP14, DP16, CS6, CS12, CS20 & CS22. |
