As this is a householder application, in the event of an appeal against a refusal of planning permission, which is to be dealt with on the basis of written representations, any representations made about this application will be sent to the Secretary of State, and there will be no further opportunity to comment at appeal stage.

| 3 | (3) No development approved by this permission shall be commenced until a scheme for the provision of surface water drainage works has been approved by the Local Planning Authority. The system shall be implemented as soon as practical unless otherwise agreed in writing by the Local Planning Authority. REASON: To prevent the increased risk of flooding by ensuring the provision of a satisfactory means of surface water disposal. |
| 4 | (4) Prior to the commencement of works hereby approved, the developer shall ensure that where a protected species and species listed in the Tees Valley Biodiversity Action Plan are present at the site, a scheme to mitigate any effects of the proposed development is submitted to and approved by the Local Planning Authority. The scheme shall be implemented as approved. REASON: To secure the protection of protected species. |
| 5 | (5) Work on site shall only be undertaken between the hours of 0800 and 1800 Monday to Fridays and between 0800 and 1300 on Saturdays and at no time on Sundays or Bank Holidays. REASON: In the interests of residential amenity. |
