# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 6 February 2008. REASON: For the avoidance of doubt.
3 (3) Full details of doors and windows should be submitted to the Local Planning Authority for approval before the commencement of the development. REASON: To reserve the rights of the Local Planning Authority in these matters and to safeguard and enhance the character of the Listed Building and the Conservation Area.
4 (4) Full details of the proposed ramp and balustrade, including materials and colour, shall be submitted to and agreed in writing with the Local Planning Authority prior to installation of these features. REASON: To ensure a satisfactory form of development.
5 (5) Full details of the proposed canopy, including materials and colour shall be submitted to and agreed in writing with Local Planning Authority prior to the installation of the canopy. REASON: To ensure a satisfactory form of development.
6 (6) A scheme for the extraction and treatment of effluvia from the cooking equipment shall be submitted to and approved by the Local Planning Authority and the approved scheme implemented before the use hereby approved is commenced. REASON: In the interests of the amenities of the locality
7 (7) Materials to be used in the bricking up of the existing doors and windows shall be submitted to and agreed in writing with the Local Planning Authority prior to the bricking up of these openings. REASON: To ensure a satisfactory form of development.
8 (8) The colour of the 1800mm timber fence and gate shall be agreed in writing in writing with the Local Planning Authority prior to the installation of the fence. REASON: To ensure a satisfactory form of development.
9 (9) Materials to be used on the extension, new pitched roof, and new flat roof shall be submitted to and agreed in writing prior to works on the extension commencing. REASON: To ensure a satisfactory form of development.
10 (10) Prior to the commencement of development photographs of the internal layout of the building shall be taken and submitted to the Local Planning Authority. REASON: To provide a historical record of the Listed Building.
11 NOTE: The following development plan policies were relevant to this decision:- Local Development Framework policy CS20, DP2, DP3, DP9, DP10, CS25, CS18, CS7 and Supplementary Planning Guidance Appendix 2 of the Redcar and Cleveland Local Plan 1999.
12 REASON FOR DECISION: The proposed development will preserve the character and appearance of the Conservation Area. The proposal complies with Policies CS25 and DP9 of the Council’s adopted Development Plan and Supplementary Planning Guidance.
