| 3 | (3) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality. |
| 4 | (4) Prior to the first occupation of the dwelling hereby approved boundary wall/fences shall have been erected in accordance with a scheme that has first been agreed in writing with the Local Planning Authority. The approved scheme shall be implemented in its entirety and therafter be maintained. REASON: In the interests of amenity. |

The proposal therefore accords with the aims of Policies CS2, CS6, CS20 and DP1, DP2 and DP3 of the Redcar and Cleveland Local Development Framework 2007. |
