# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Community use of school's sports facilities in accordance with the Community Use Agreement submitted with the application shall be brought into effect within 1 month of the completion of the development hereby approved unless otherwise agreed in writing with the Local Planning Authority (in consultation with Sport England). REASON: To ensure a satisfactory provision of sports facilities.
3 (3) Within 12 months of the commencement of community use of the school's sports facilities a written proposal outling the process for reviewing and rolling forward the community use agreement shall be submitted to and approved in writing by the Local Planning Authority (in consultation with Sport England). Upon its approval the process shall be brought into immediate effect. REASON: To ensure a satifactory provision of sports facilities.
4 (4) The floodlighting shall not be operated on the MUGA after 20:30 hours on weekdays, saturdays, sundays and Public/Bank holidays. REASON: In the interests of the amenities of the area.
5 (5) Prior to the commencement of development details of the construction, drainage and means of enclosure of the MUGA (which shall accord with Sport England's design guidance to include 'Access for Disabled People 2002' shall be submitted to and approved in writing by the Local Planning Authority in consultation with Sport England. The MUGA shall be constructed in accordance with the approved design and layout details. REASON: To ensure a satisfactory form of development.
6 (6) Two replacement trees shall be planted in accordance with a scheme to be agreed with the Local Planning Authority during the first planting season following completion of the development. REASON: In the interests of the amenities of the area.
7 NOTE: Redcar and Cleveland Local Plan Policies GEN1 and GEN2 were relevant to this decision.
8 REASON FOR DECISION: It is considered that the proposed development will not have an adverse impact on the residential amenity of the area or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. It is considered that the proposed works mitigate the loss of playingfields and therefore accords with Policy L1 of the Council's adopted Local Plan.
