| # | Condition Details |
|---|---|
(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials.
(3) Inadequate information has been provided regarding how rainwater run off will be disposed of. Prior to the commencement of development detailed drawings showing how rainwater run off will be disposed of shall be submitted for approval in writing to the Local Planning Authority. If approved, the details shall be implemented in their entirety. REASON: For the avoidance of doubt and in the interests of amenity and highway safety.
(4) Inadequate information has been provided regarding the external spotlights to be provided under the canopy. Prior to the installation of any lighting associated with the canopy, a detailed lighting scheme shall be submitted for approval in writing to the Local Planning Authority. If approved, the lighting scheme shall be implemented in its entirety. REASON: For the avoidance of doubt and in the interests of amenity and highway safety.
REASON FOR DECISION: The proposed development is considered to be appropriate within this existing town centre location. It would not have an adverse impact on the character and amenity of the area. It does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Local Plan.
ADVISORY NOTE: There are two picnic tables, with seating attached, to the West Dyke Road elevation of the Royal Standard Pub; these appear to be unlawful and are obstructing the adopted highway. The planning permission hereby granted for a canopy does not grant planning permission for these tables. You are advised to contact The Area Management Department, Technical Services, Belmont House, Rectory Lane, Guisborough, TS17 7FD, regarding this matter.
ADVISORY NOTE: You are advised that the canopy will comply with the provisions of the forthcoming smoke-free legislation. However, the use of this canopy may generate problems such as noise, smoke and litter any of which could constitute a public notice.
ADVISORY NOTE: As regards litter, you may wish to provide a 'bin' for smoking related litter. If you wish to pursue this option, you are advised to provide written details of the structure prior to its installation, to enable the Local Planning Authority to establish if it would require planning permission. You may also wish to consider performing a 'litter patrol' at the end of each trading session.
NOTE: Redcar and Cleveland Local Plan Policy GEN1 was relevant to this decision.
