(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) Prior to the commencement of the development, details of the methods to be used to protect the existing trees on the site from construction work shall be submitted to and approved in writing by the Local Planning Authority, and such measures as approved shall be carried out before the development commences and maintained throughout the period of construction until the completion of the development. REASON: To ensure that existing trees/hedges on and adjacent to the site which are to be retained, are protected from vehicles and works involved in the construction of the development.

REASON: To ensure the continued health of the trees at this site. |
(4) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials.
(5) Prior to the commencement of any works on site details of the existing ground levels and proposed floor and ground levels shall be submitted to the Local Planning Authority for approval in writing. | 7 | (7) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995, (or any Order revoking or re-enacting that Order) no enlargement of the dwelling(s) the subject of this permission shall be carried out without the express consent of the Local Planning Authority. REASON: To safeguard the character and appearance of the development.
INFORMATIVE: Whilst there are no records of a previous contaminative use at this site it may be prudent to undertake soil analysis at this site.
REASON FOR DECISION: The proposed development due to its size design, location and the sites history would not prejudice the character or appearance of the area or local residential amenity; it would not result in conditions that would compromise highway safety or crime prevention. The proposal therefore would not compromise the aims of Policy.
