| 1 | (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) Accurate front and rear elevation drawings shall be submitted to the Local Planning Authority for approval in writing before the development reaches eaves height that clearly shows the final ridge height. REASON: The lower ridge height shown on the side elevation drawings is not clearly shown on the front and rear drawings. |
| 3 | REASON FOR DECISION: The proposed two-storey extension and rear conservatory due to their size siting and design would not compromise the character or appearance of the area or residential amenity. It would not compromise highway safety or the crime prevention aims of the Local Plan. The proposal therefore accords with Policy. |
| 4 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
