# Condition Details
(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) Prior to the commencement of any development confirmation shall be submitted in writing to the Local Planning Authority that indicates which of the two options is to be implemented. The chosen option shall be implemented unless otherwise first agreed in writing with the Local Planning Authority. REASON: For the avoidance of doubt.
(3) Prior to the commencement of any development a materials schedule shall be submitted or approval in writing by the Local Planning Authority. The approved details shall be implemented in their entirety unless otherwise first agreed in writing by the Local Planning Authority. REASON: The materials have not been confirmed in the application document.
Informative Note: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site.
REASON FOR DECISION: The proposal would result in environmental improvements and would respect residential amenity, highway safety and the crime prevention aims of the Local Plan. The proposal accords with the Local Policy.
NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, IND4b and T1 were relevant to this decision.
