| 4 | (4) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials. |
| 5 | (5) This permission relates only to the amended plan(s) received by the Local Planning Authority on 6 December 2006 and 20 December 2006. REASON: For the avoidance of doubt. |
| 6 | (6) Details of any boundary treatment to be erected shall be submitted to and agreed in writing by the Local Planning Authority prior to their installation. REASON: In the interests of the appearance of the development. |
| 7 | (7) Notwithstanding the details provided on the submitted plans and elevations, written approval of the exact details of the design, materials and external appearance of the proposed entrance canopy shall be obtained from the Local Planning Authority prior to the development being commenced. | 8 | (8) Notwithstanding the details provided on the submitted plans and elevations, written approval of the exact details of the design and siting of the proposed solar panels shall be obtained from the Local Planning Authority prior to their installation. | 9 | (9) Any facilities for the storage of oils, fuels or chemicals shall be sited on impervious bases and surrounded by impervious bund walls. The volume of the bunded compound should be at least equivalent to the capacity of the tank plus 10%. If there is multiple tankage, the compound should be at least equivalent to the capacity of the largest tank, or the combined capacity of interconnected tanks, plus 10%. All filling points, vents, gauges and sight glasses must be located within the bund. The drainage system of the bund shall be sealed with no discharge to any watercourse, land or underground strata. Associated pipework should be located above ground and protected from accidental damage. All filling points and tank overflow pipe outlets should be detailed to discharge downwards into the bund. REASON: To prevent pollution of the water environment. |
| 10 | (10) No development approved by this permission shall be commenced until:- (a) The application site has been subjected to a detailed scheme for the investigation and recording of contamination including soil contamination, ground/surface water contamination, landfill gas, leachates and stability as appropriate; (b) Detailed proposals for the removal, containment or otherwise rendering harmless any contamination (the 'Reclamation Method Statement') have been determined through risk assessment and approved in writing by the Local Planning Authority; (c) The works specified in the Reclamation Method Statement have been completed in accordance with the approved scheme; |
| 11 | Any contamination not considered in the Reclamation Method Statement but identified during the reclamation works should be subject to further risk assessment and remediation proposals agreed with the Local Planning Authority. A report demonstrating that the works were carried out in accordance with the approved scheme (the 'Validation Report') should be submitted to the Local Planning Authority within 2 months of completion of the development. REASON: The site may be contaminated as a result of past or current uses and/or is within 250 metres of a site which has been landfilled and the Local Planning Authority wishes to ensure that the proposed development can be implemented and occupied with adequate regard to environmental and public protection. |
| 12 | (12) Prior to any part of the development being occupied a Travel Plan shall be submitted to and approved in writing by the Local Planning Authority. REASON: To ensure a satisfactory form of development. |
| 13 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's Local Plan. |
