| 1 | (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) Development shall not be begun until details demonstrating how surface water will be prevented from spilling off the ramp onto the highway have been approved in writing by the Local Planning Authority, and the ramp shall not be used until it has been constructed in accordance with the approved plans. REASON: In the interests of highway safety. |
| 3 | (3) Development shall not be begun until the colour and finish of the railings has been agreed in writing by the Local Planning Authority. REASON: In the interests of visual amenity. |
| 4 | (4) The development hereby approved shall not commence untilsuch time as a scheme for the landscaping of the site has been submitted to and approved in writing by the Local Planning Authority. Any scheme submitted under the requirements of this condition shall include details of numbers, species and sizes of shrubs to be retained and planted and any arrangements for the future maintenance of the area. REASON: In the interests of visual amenity. |
| 5 | (5) The landscaping scheme required by condition 4 above, shall be implemented during the first planting season following completion of the development hereby approved and shall thereafter be retained and maintained as such. Any trees or shrubs planted in accordance with this condition shall, in the event of their death within 5 years from the date of their planting, be replaced by similar species as soon as is practicably possible and no later than the end of the planting season following their death. REASON: In the interests of visual amenity. |

| 7 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's Local Plan. |
