REASON: To safeguard the character and appearance of the development. |
| 6 | INFORMATIVE: It is the responsibility of the developer and/or landowner (6) to correctly mark out the plot boundaries and the footprint of the proposed dwelling prior to the commencement of construction in order to ensure the dwelling is constructed in the location approved by this permission. |

| 8 | REASON FOR DECISION: The concerns of the Highways Unit and the respondent have been considered in the Planning Unit's Report. The site is within the limits to development as set out in the Council's Local Plan. The layout and design are acceptable and accords with the guidance set out in the Local Plan. The development respects the amenity and character of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Council's Local Plan. |
