2 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, ENV12 and TO3 were relevant to this decision.
3 REASON FOR DECISION: The existing building is in a poor state of repair and does not enhance this section of the Conservation Area. A scheme for redevelopment of the site has been submitted. The proposal therefore satisfies the criteria set out in policy ENV12 of the Council's adopted Local Plan.
