# Condition Details
1 (1) The development hereby permitted shall be begun not later than the expiration of two years from the final approval of the reserved matters or, in the case of approval on different dates, the final approval of the last such matter to be approved. REASON : Required to be imposed pursuant to Section 92 of the Planning & Compulsory Purchase Act 2004.
2 (2) Approval of the details of the layout, appearance, scale, the means of access thereto and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority before the expiration of three years from the date of this permission. REASON: To reserve the rights of the Local Planning Authority with regard to these matters.
3 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, H2 and H3 were relevant to this decision.
4 REASON FOR DECISION: The site is within the limits to development as set out in the Council's Local Plan. The layout and design are acceptable and accords with the guidance set out in the Local Plan. The development respects the amenity and character of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Council's Local Plan.
