(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The first floor windows in the southern and western elevations of the development and any subsequent replacement shall be glazed throughout with obscure glass and thereafter retained to the satisfaction of the Local Planning Authority. REASON: To safeguard the living conditions of the occupants of adjacent residential properties.
(3) A snow board shall be incorporated in the scheme to the satisfaction of the Local Planning Authority. REASON: To ensure a satisfactory form of development.
REASON FOR DECISION: The design of the proposed extension is considered to be acceptable and is in keeping with the character of the area. The extension is set off the boundary and therefore minimises any potential for terracing. It is considered that the relationship of the extension to the adjoining is such that it will not impact on the amenities of neighbours to an unacceptable degree. The scheme does not raise issues of crime prevention or highway issues. The proposal accords with Policies GEN1, GEN2 & H10 of the Council's adopted Local Plan.
NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision.
