# Condition Details
(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials.
(3) The use of the site shall be restricted to the applicant, Mr D Norris, and his spouse/partner and dependants only. REASON: To ensure the low-key nature of the use as outlined in the supporting statement.
(4) Within one month of the new buildings coming into use, the existing buildings (as shown on the application documentation) shall be removed from the site and the land returned to its former condition. The Local Planning Authority shall be notified once reinstatement works are complete. REASON: To protect the countryside from a proliferation of buildings.
NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, LD1, ENV24 and L9 were relevant to this decision.
REASON FOR DECISION: The proposal due to its scale and location would not compromise the landscape value of the area. It would not detrimentally impact upon local residential amenity or highway safety. It would not compromise the crime prevention aims of the Local Plan. The proposal accords with the aims of Local Plan.
