| 4 | (4) All external doors and window frames (except the rooflights subject of condition 5 below) shall be of the design shown on the approved drawings, of timber construction and of a painted finish (colour to be agreed in writing with the Local Planning Authority) and shall be maintained as such, unless first agreed otherwise in writing with the Local Planning Authority. REASON: In the interest of visual amenity and to safeguard the special character of the Conservation Area and Article Four Direction Area. |
| 5 | (5) The rooflights shown on the approved drawings shall have a black matt finish and be of the conservation type with a centrally situated vertical glazing bar, unless first agreed otherwise in writing with the Local Planning Authority. REASON: In the interest of visual amenity and to safeguard the special character of the Conservation Area and Article Four Direction Area. |
| 6 | (6) Other than those shown on the approved plan(s), no windows or doors shall be inserted in to the development hereby approved, unless first agreed in writing with the Local Planning Authority. REASON: For the avoidance of doubt, and in the interests of visual amenity in the Conservation Area and Article Four Direction Area. |
| 7 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, ENV4, ENV18, SH5 and H11 were relevant to this decision. |
| 8 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents and that it will preserve the special character of the Conservation Area and Article Four Direction Area. The proposal does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Council's adopted Local Plan. |
