As this is a householder application, in the event of an appeal against a refusal of planning permission, which is to be dealt with on the basis of written representations, any representations made about this application will be sent to the Secretary of State, and there will be no further opportunity to comment at appeal stage.

| 5 | REASON FOR DECISION: The proposed conservatory, due to its size and location with 40 Aldwych Close would be unlikely to result in loss of light and overshadowing to the detriment of the living conditions the occupiers of the adjoining property may reasonably expect to enjoy. Due to its relationship with other dwellings no harm to the living conditions of other nearby occupiers is envisaged. It would not compromise the appearance of the area, highway safety or crime prevention. The proposal therefore accords with the aims of Policies GEN1 and H10 of the Redcar and Cleveland Local Plan 1999. |
