| 1 | (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) This consent shall enure for the benefit of Redcar and Cleveland Borough Council and for no other person. REASON: The permission is only acceptable having regard to the personal circumstances of the applicant. |
| 3 | (3) Details of the materials to be used for the entrance canopy shall be submitted and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials. |
| 4 | (4) The development hereby approved shall not commence until such time as a scheme for the landscaping of the site has been submitted to and approved in writing by the Local Planning Authority. Any scheme submitted under the requirements of this condition shall include details of numbers, species and sizes of trees and shrubs to be retained and planted and any arrangements for the future maintenance of the area. REASON: To ensure that the development is of attractive appearance in the interests of visual amenity. |
| 5 | (5) The landscaping scheme required by condition 4 above, shall be implemented during the first planting season following completion of the development hereby approved and shall thereafter be retained and maintained as such. Any trees or shrubs planted in accordance with this condition shall, in the event of their death within 5 years from the date of their planting, be replaced by similar specimens as soon as is practicably possible and no later than the end of the planting season following their death. REASON: To ensure that the development is of attractive appearance in the interests of visual amenity. |
| 6 | NOTE: Redcar and Cleveland Local Plan Policies GEN1 and GEN2 were relevant to this decision. |
| 7 | REASON FOR DECISION: The proposed change of use and car park are considered to be acceptable in this location by virtue of the fact that it would not have an adverse affect on the character or amenity of the area. The proposal does not raise any issues in respect of highway safety or crime prevention. The proposal therefore accords with the Council's adopted Local Plan. |
