| 1 | (1) The Council consider that the proposed layout will result in a cramped form of development which is out of character with the surrounding area. |
| 2 | (2) The proposed dwellings will have an adverse effect on the amenities of adjacent residents by virtue of loss of privacy and overlooking. |
| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, LD1, H4 & T6 were relevant to this decision. |
| 4 | The development hereby permitted shall be begun before the expiration of three years from the date of the decision. |
| 5 | No construction activity shall take place on the site outside the hours of 0800hrs to 1800hrs Monday to Friday, and 0800hrs to 1300hrs Saturday and at no time at all on Sundays or Bank holidays. During the construction phase of the development there shall be no burning of waste on site. |
| 6 | No development shall take place until details of the materials to be used in the construction of the external surfaces of the dwellings hereby permitted have been submitted to and approved in writing by the LPA. The development shall be carried out in accordance with the approved details. |
| 7 | No development shall take place until full details of a landscaping scheme and boundary treatment for the site have been submitted to and approved in writing by the LPA. These details shall include details of all trees/hedgerows to be retained on the site, any proposals for their lopping, topping or pruning any details of their protection during construction. The development shall be carried out in accordance with the approved planting, seeding, or turfing shall be carried out in accordance with a programme which has first been agreed in writing with the LPA. Any trees or plants (including retained trees/hedges) which, within a period of 5 years from the completion of the development, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of similar size/species unless the LPA gives written consent to any variation. |
| 8 | The existing perimeter hedge shall be retained unless details of its replacement or removal has been agreed with the LPA in accordance with Appeal Con4. |
| 9 | Full details of the garages to be constructed on plots 1 and 2 shall be submitted to and approved in writing by the LPA before their construction. Construction shall take place in accordance with the approved details. |
| 10 | All first floor side elevation bathroom/en suite windows shall be obscure glazed and top opening only. |
