| 2 | REASON FOR DECISION: The property is located within the defined town centre of Guisborough and the use as a hotel would be appropriate in this location, reinforcing its vitality and viability. Loss of a restaurant use when there are other such uses within the town centre would not be a reason to refuse consent. Whilst accepting that there is a considerable demand for parking spaces in the immediate vicinity, given the existing use, the yard area at the rear which could accommodate some parking and the location of the unit within the Town Centre, there are no grounds to refuse consent for reasons of car parking. No external alterations are proposed and therefore it is not considered that the scheme will have an adverse effect on the Conservation Area. |
