REASON: To reserve the rights of the Local Planning Authority with regard to these matters. |
(5) All planning, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the comnpletion of the development, whichever is sooner, and any trees or plans which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality.
(6) Details of a scheme for boundary walls/fences shall be submitted for approval in writing by the Local Planning Authority and shall be implemented in its entirety prior to the first occupation for any part of this development. REASON: In the interests of both visual and residential amenity.

NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, H3, T6 and LD1 were relevant to this decision.
REASON FOR DECISION: The proposed development, being within the defined limits to development, close to public transport routes and a local shopping centre, meets Government advice and development plan policies on sustainable development, without compromising the amenity of nearby properties. It is considered that access and parking arrangements are acceptable for this type of development and the developer has satisfied Northumbrian Water in respect of drainage of foul and surface water from the site.
