The Corsican Pine and all other trees towards on on the southern and eastern boundaries of the site are to be protected as outlined in BS5837 with a two metre high protective barrier erected to the outer drip line of all trees throughout the period of construction on the site (see attached notes). REASON: To reserve the rights of the Local Planning Authority with regard to these matters |
(6) A minimum of two car parking spaces shall be provided within the curtilage of each dwelling before being first occupied and thereafter maintained to the satisfaction of the Local Planning Authority. REASON: To ensure that there is adequate on-site car parking to serve the development.
(7) Notwithstanding the provisions of the Town and Country Planning General Development Order, 1988 (or any Order revoking or re-enacting that Order), no fences, gates, or walls shall be erected within the curtilage of any dwellinghouse forward of any walls of that dwellinghouse which front onto a road. | 9 | (9) During the period of construction works no contractors vehicles shall enter or leave the development site other than via Rosecroft Lane and Laurel Park. REASON: In the interests of highway safety.
(10) Development shall not be begun until details of the vehicular access to the existing highway have been approved in writing by the Local Planning Authority, the building(s) shall not be occupied until the access has been constructed in accordance with the approved details. REASON: To reserve the rights of the Local Planning Authority with regard to these matters.
INFORMATIVE: It is the responsibility of the developer and/or landowner (and NOT the Local Planning Authority) to correctly mark out the plot boundaries and the footprint of the proposed dwelling prior to the commencement of construction in order to ensure the dwelling is constructed in the location approved by this permission.
NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, H2, H3 and H5 were relevant to this decision.
REASON FOR DECISION: The size of the proposed dwelling is considered large and it is for this reason that permitted development rights have been removed; thus a formal planning application will be required for any future proposed extensions. The site is within the limits to development as set out in the Council's Local Plan. The layout and design are acceptable and accords with the guidance set out in the Local Plan. The development respects the amenity and character of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Council's Local Plan.
