| 1 | (1) The development hereby permitted shall be begun not later than the expiration of two years from the final approval of the Reserved Matters or, in the case of approval on a different dates, the final approval of the last such matter to be approved. REASON : Required to be imposed pursuant to Section 92 of the Planning & Compulsory Purchase Act 2004. |
| 2 | (2) Approval of the details of the siting, design, and external appearance of the building(s), the means of access thereto and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority before the expiration of three years from the date of this permission. REASON: To reserve the rights of the Local Planning Authority with regard to these matters. |
| 3 | (3) Prior to the commencement of the development/use a specialist turfgrass consultant shall undertake a detailed assessment of playing field quality for the area of playing field to the east of the school buildings. A detailed drainage and maintenance scheme based upon this assessment, to include an implementation programme, shall be submitted to and approved in writing by the Local Planning Authority within 3 months of the commencement of development. The playing field improvements will take place in accordance with the approved scheme within 12 months of the commencement of development. REASON: To ensure a satisfactory form of development. |
| 4 | (4) Within two months of the commencement of development a Community Use Agreement shall be submitted to and approved in writing by the Local Planning Authority. The agreement shall include details of pricing policy, hours of use, access by non-school users, management responsibilities and include a mechanism for review. The approved agreement shall be implemented upon commencement of use of the development. REASON: To ensure a satisfactory form of development. |
| 5 | (5) The reserved matters application shall include details of cycle parking and incorporate a pedestrian / cycleway link between the two schools. REASON: To ensure a satisfactory form of development. |
| 6 | (6) A travel plan shall be submitted to and agreed in writing with the Local Planning Authority prior to the use hereby approved commencing. REASON: To ensure a satisfactory form of development. |
| 7 | REASON FOR DECISION: It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's Local Plan. |
