| 1 | (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 21 February 2006. REASON: For the avoidance of doubt. |
| 3 | REASON FOR DECISION: The initial proposal involved dormer windows on both sides of the bungalow stretching almost the full length of the existing dwelling above the existing ridge height. Negotiations with the agent and applicant resulted in revised plans being submitted which proposed velux windows on the side of one of the objectors and a revised dormer design on the other side which was below ridge height. This proposal was the subject of much detailed internal consideration within the Planning Unit and it was concluded that the revised form of development {dormer on one side with velux on the other} set an acceptable precedent for this form of development on this type of bungalow in this locality. The continued concerns of the residents to the rear of the application site have been considered but it is regarded that any adverse effect on amenity to their rear gardens or the rear of their property would not be so significant so as to warrant a refusal of planning permission as the proposed windows are away from the edge of the proposed dormer. |
