| 11 | REASON FOR DECISION: The sewerage/drainage concerns of the Parish Council are noted. Northumbrian Water has been consulted as part of the application process, raise no objection to the proposal with regards to sewerage or water supply and will liaise with the developers regarding these matters. The size of the dwelling is considered sizeable and it is for that reason that permitted development rights have been removed. The site is within the limits to development as set out in the Council's Local Plan. The layout and design are acceptable and accords with the guidance set out in the Local Plan. The development respects the amenity and character of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal therefore accords with the Council's Local Plan. |
