| 4 | (4) No development shall take place until there has been submitted to, and agreed in writing by the Local Planning Authority, a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land (if any), and details of any to be retained, together with measures for their protection in the course of the development. | 5 | (5) All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding season following the occupation of the buildings or the completion of the development, whichever is sooner, and any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality. |
| 6 | (6) Details of boundary walls and fences shall be submitted for approval in writing by the Local Planning Authority prior to the first occupation any of the dwellings hereby approved. The approved details shall be implemented in the entirety prior to the first occupation of any dwelling. REASON: In the interests of residential and visual amenity. |
| 7 | REASON FOR DECISION: Permission is sought for an infill residential development on land to the rear of 1a Coast Road, Marske. The site formerly comprised part of the rear garden of that property. The Inspector at appeal accepted the principle of developing at this site and the proposed access to it. The revised scheme has therefore sought to achieve a design that ‘preserves or enhances the conservation area. To be acceptable it is sufficient for a scheme to have a neutral effect on the conservation area. This revised scheme achieves an acceptable layout and design and subject to the recommended conditions would meet policy aims. |
