# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order, 1995, (or any Order revoking or re-enacting that Order) no enlargement of the dwelling(s) the subject of this permission shall be carried out without the express consent of the Local Planning Authority. REASON: To safeguard the character and appearance of the development.
3 REASON FOR DECISION: The revised plans reposition the dwelling on Plot Y12 to a position which is broadly is in line with the scheme as originally approved. The relationship of the property on Plot Y13 to the adjoining dwellings is considered acceptable and meets the separation distances set out in the Local Plan.
4 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H3 were relevant to this decision.
