# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Details of the colour and finish of all new joinery shall be agreed in writing with the Local Planning Authority prior to the commencement of the development. REASON: For the avoidance of doubt and in the interests of visual amenity.
3 (3) All new sections of walling shall match in finish and colour the existing walling. REASON: For the avoidance of doubt and in the interests of visual amenity.
4 (4) Prior to the commencement of the development, detailed elevational drawings of the two proposed new brick gate posts at the access point into the site, and the proposed lamp-post in the car park, shall be submitted for approval in writing by the Local Planning Authority. If approved, the details shall be implemented in their entirety. REASON: For the avoidance of doubt and in the interests of highway safety.
5 FOOTNOTE: 1. This consent does not grant permission for signage and lighting shown on the submitted drawings; such development would require the submission of a separate signage application. 2. The proposed gate posts at the access point appear to project out into the adopted highway and as such are unlikely to benefit from the necessary highway consent. You are advised to reposition the gateposts so that they do not project into the highway.
6 NOTE: Redcar and Cleveland Local Plan Policies GEN1 and GEN2 were relevant to this decision.
7 REASON FOR DECISION: The proposed development is considered to be acceptable within this existing Local Shopping Area. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Local Plan.
