# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Details of materials to be used on the external elevations of the development shall be submitted to and agreed in writing by the Local Planning Authority prior to the development being commenced. REASON: To ensure the use of satisfactory materials.
3 (3) This permission relates only to the amended plan(s) received by the Local Planning Authority on 10th January 2006. REASON: For the avoidance of doubt.
4 (4) Development shall not commence until details of cycle parking have been submitted and agreed in writing with the Local Planning Authority. REASON: To ensure a satisfactory form of development.
5 (5) The existing vehicle crossing over the footpath on Charles Street shall be reinstated to a footway prior to any of the flats hereby approved being occupied. REASON: To ensure a satisfactory form of development.
6 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2, H3 and H5 were relevant to this decision.
7 REASON FOR DECISION: The site is within an established residential area and is a previously developed site. Redevelopment of this site for residential purposes would be acceptable in principle and potentially removes a non-conforming commercial use. The siting and design of the proposed development is considered to be acceptable and will not have an adverse impact on the amenities of adjacent residential properties. Adequate car parking can be provided within the site and use of the whole building could clearly generate more traffic than exists at the present time. The proposal therefore accords with national and local planning policy.
