| 2 | REASON FOR DECISION: The concerns of the neighbour are noted however, the matters raised are of a private land law nature and are not considered material planning considerations. It is the responsibility of the applicant to gain the relevant consents (2) from the adjoining land owners to gain access to the property in order to implement the proposed development scheme. The correct neighbour notifications have been made as part of the planning application process. These concerns do not preclude the granting of planning permission. There is a precedent for similar types of development in the locality. It is considered that the proposed development will not cause significant harm to the amenities of local residents or adversely affect the character and appearance of the area. The application does not raise any issues in respect of crime prevention or highway safety. The proposal accords with the Council's Local Plan. |
