# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) Details of materials to be used for all hard surfaces, surface sealing and drainage shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of the development. REASON: To reserve the rights of the Local Planning Authority with regard to these matters.
3 INFORMATIVE: All disabled bays should be at least 2.4 x 4.8 metres with a 1.2 metre access zone to the sides and back.
4 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and IND6 were relevant to this decision.
5 REASON FOR DECISION: The site is within an area identified for industrial/warehousing purposes. The design and siting of the development takes account of the principles set out in the supplementary guidance in the Local Plan. The proposal therefore accords with the Council's adopted Local Plan.
