# Condition Details
1 (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 (2) This permission relates only to the amended plan(s) received by the Local Planning Authority on 15 December 2005. REASON: For the avoidance of doubt.
3 (3) Prior to the commencement of development, a detailed proposed south west facing side elelvation drawing, shall be submitted for approval in writing by the Local Planning Authority. The approved details shall be implemented in their entirety. REASON: For the avoidance of doubt.
4 (4) The external elevations of the extension shall be constructed in materials to match those of the existing building. REASON: In the interests of the appearance of the development in the locality.
5 (5) Prior to the commencement of development, the colour and finish of the hereby approved equipment cabinet to be sited to the rear of the proposed extension, shall be agreed in writing with the Local Planning Authority. REASON: For the avoidance of doubt and in the interests of visual amenity.
6 NOTE: Redcar and Cleveland Local Plan Policies GEN1 & GEN2 were relevant to this decision.
7 (6) The noise emitted from the approved equipment cabinet shall not exceed the current background noise level measured as a 10 minute time weighted average (LA90, 10 min) by more than 3dBA when measured at the nearest residential receptor. REASON: To safeguard the amenity of the area and prevent noise nuisance.
8 ADVISORY NOTE: This permission does not grant consent for signage shown on the submitted drawings: such development would require the submission of a separate signage application.
9 REASON FOR DECISION: The proposed development is considered to be acceptable within this existing Local Shopping Area. It would not have an adverse impact on the character and amenity of the area. The application does not raise any issues in respect of crime prevention or adversely affect highway safety. The proposal accords with the Council's adopted Local Plan.
