| 3 | REASON FOR DECISION: Planning permission is sought to construct a single storey extension at the rear of 5 Bolton Close, Redcar a semi detached bungalow located on the north side of Bolton Close some 23 metres east of the junction with Castle Road. The surrounding area is predominantly residential in character, comprising mainly bungalows in close proximity to the application site. Policies GEN1, GEN2 and H10 require that development respects the character and appearance of the area; that it respects local residential amenity and that it does not create conditions prejudicial to highway safety or the crime prevention aims of the Local Plan. The proposed development is of a simple design, modest size and located at the rear of this dwelling. It would not be open to views from the public realm and it is not therefore considered that it would have a detrimental impact upon either the character or appearance of the area. With regard to the impact upon residential amenity, the extension proposed is of a modest size and complies with the aims of the Local Plan regarding extensions adjoining party boundaries. The drawings indicate guttering at all three sides of the extension with no encroachment of the neighbouring property. The adequacy of drainage will be determined through the Building Regulations regime. There is nothing in the submitted documentation to suggest any inadequacy of the means of discharging water at this site. The proposal in all other respects would be unlikely to prejudice local residential amenity. The future maintenance of the property is a matter for the developer and not the current planning system The application proposal does not raise issues concerning highway safety or crime prevention. |
