(1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The external elevations of the extension shall be constructed in materials to match those of the existing building. REASON: In the interests of the appearance of the development in the locality.
(3) The 'granny flat' extension hereby approved shall at all times remain ancillary to the use of 7 Crathorne Park, Normanby as a single family dwellinghouse. REASON: To ensure subdivision of this plot is not undertaken.
NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision.
REASON FOR DECISION: The Council considers that the siting of the proposed extension is such that it will not have an unacceptable impact on adjoining neighbouring properties. Whilst the proposed annex is large, given the size of the plot it is not considered to be over development of the site. The roof over the garage and proposed annex would be a subordinate feature to the appearance of the main dwelling and would not have an adverse impact on the street scene. The personal circumstances of the applicant and whether or not there is a need for an extension were not material planning considerations.
