| 1 | (1) The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990. |
| 2 | REASON FOR DECISION: Permission is sought to extend 11 Beadnell Way, Redcar at the rear. The proposal indicates the creation of a garden room on the footprint of an existing conservatory and an extension to the kitchen. Policies GEN1, GEN2 and H10 provide the basis for determining this proposal. These policies seek to ensure that development respects the character and appearance of the area, respects residential amenity and that does not compromise highway safety or the crime prevention aims of the Local Plans. The proposed development would be simple in design and restricted to the dwelling and not open to wide ranging views from the public highway. The dwelling would continue to have the benefit of a rear garden, although more modest it should remain suitable for family use. No harm to the character or appearance of the area is envisaged. With regard to residential amenity, the proposed garden room element of the proposal would be constructed on the footprint of the existing conservatory and due to its location and proximity to the dwellings to the south and west it would not materially harm the living conditions of the occupiers of those properties. Similarly, the kitchen extension element due to its relationship with dwellings again to the west and to the north would be unlikely to materially harm the living conditions of the occupiers of those properties. Land to the east would be unaffected by this proposal. The proposal would not compromise highway safety or the crime prevention aims of the Local Plan. |
| 3 | NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision. |
