| 2 | REASON FOR DECISION: This dwelling is a throw back to its use as a petrol filling station and is now isolated in the commercial frontage of the industrial estate. This proposal extends the existing tyre and exhaust centre by replicating the style of the existing facility. The next door premises is a children's nursery which has an open area adjacent, the nursery is a relatively new use (2) and were aware of the uses being carried out in close proximity. The proposed use is considered acceptable on this industrial estate where the frontage uses are predominantly vehicle orientated uses. The scale of the use although coming closer to the nursery is not considered to be of a level to warrant refusal of this proposal particularly as the operation exists already and the nursery use has evolved recently knowing the nature of the existing uses. In highway terms the existing access arrangements are being improved and additional parking provided. |
