# Condition Details
1 (1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 (2) This permission relates only to the drawing No. 01 received by the Local Planning Authority on 26 July 2005 and Craig Newson's letter lated 16 August 2005, received by the Local Planning Authority on 17 August 2005. REASON: For the avoidance of doubt.
3 (3) Notwithstanding the details provided on the submitted plans and elevations approval of samples of all new and / or salvaged bricks, roof slates, rendering, rainwater gutters and pipes to be used in the external elevations, for the roof and for the boundary wall, shall be obtained in writing form the Local Planning Authority before any works commence in pursuance of this permission. REASON: To ensure the use of satisfactory materials and in the interest of the amenities of the occupants of adjacent residential properties and to safeguard the special chracter of the listed building.
4 (4) Notwithstanding the details provided on the submitted plan and elevations, approval of the exact final details of the design, materials and external appearance of all windows shall be obtained from the Local Planning Authority prior to the approved works being commenced. REASON: To ensure the use of satisfactory materials and in the interest of the amenities of the occupants of adjacent residential properties and to safeguard the special character of the listed building.
5 REASON FOR DECISION: The proposed works will make a positive improvement to the special character of this Grade II listed building. The proposal therefore complies with Local Plan Policy ENV10 and the supporting supplementary guidance.
6 NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and ENV10 were relevant to this decision.
