(1) The development shall not be begun later than the expiration of FIVE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
(2) The dormer windows installed in the eastern elevation of the development, and any subsequent replacement(s), shall be fixed non-opening panes and thereafter retained to the satisfaction of the Local Planning Authority. REASON: To safeguard the living conditions of the occupants of adjacent residential properties.
(3) The dormer windows in the eastern elevation of the development, and any subsequent replacement(s), shall be glazed with obscure glazing and thereafter retained to the satisfaction of the Local Planning Authority. REASON: To safeguard the living conditions of the occupants of adjacent residential properties.
NOTE: Redcar and Cleveland Local Plan Policies GEN1, GEN2 and H10 were relevant to this decision.
REASON FOR DECISION: The windows in the proposed dormer have been reduced in size and will be fixed and glazed with obscure glass. Such measures will minimise the potential for overlooking the neighbouring property. The dormer is set in from the front walls of the dwelling and therefore will not adversely affect the street scene to an extent which would justify refusal of the application.
